PROJECTS

101 Lincoln, The Bronx
- ongoing -
The 4.3-acre development is a combination of two sites along the northern side of the Harlem River. 2401 Third Avenue is located on the western side of the Third Avenue Bridge, and 101 Lincoln Avenue is the larger counterpart found on the opposite side. Bankside will provide seven residential buildings, 15,000 square feet of retail space, a community facility run by a local nonprofit yet to be named, and 34,000 square feet of public waterfront space. Brookfield purchased the two parcels for $165 million in September 2018 from Somerset Partners and The Chetrit Group.
The Spiral
- ongoing -
The Spiral is a 1,005-foot-tall office tower to be sustainably constructed in the rapidly developing Hudson Yards district of Manhattan’s Midtown West. A cascading series of landscaped terraces and hanging gardens will define the signature building with readily accessible outdoor space catering to a dynamic, mixed-use urban community.

The tower will comprise 2.85 million square feet, incorporating 65 stories and 27,000 square feet of first-class retail. Designed by renowned architectural firm Bjarke Ingels Group, The Spiral’s form takes inspiration from the classic Manhattan step-back as it tapers vertically with green spaces circling from base to top.

50 Hudson Yards
- ongoing -
Spanning an entire city block, 50 Hudson Yards will be New York City’s fourth largest commercial office tower when completed in 2022. The tower will reset expectations for commercial tenants and set a new standard for the workplace of the future with a working environment flooded with natural light, multiple dedicated lobbies and large amenity-laden sky lobbies. Designed by Foster + Partners, the LEED Gold-designed, 2.9-million-gross-square-foot building will stand over 1,000 feet tall, provide direct access to the No. 7 Subway station, and have entrances on Hudson Park & Boulevard and 10th Avenue, as well as both 33rd and 34th Streets.

Crown Building
- ongoing -
Work continues to progress on the hotel and residential conversion of the 100-year-old Crown Building at 730 Fifth Avenue in Midtown into the Aman New York. Designed by Jean-Michel Gathy and developed by OKO Group, the project involves the construction of a low-rise annex and the restoration and repurposing of the original 26-story structure, which was designed by Warren and Wetmore and served as the first home of the Museum of Modern Art. The property is located at the corner of Fifth Avenue and West 57th Street.

9 Dekalb
- ongoing -
Construction is continuing to rise on 9 DeKalb Avenue, a 93-story residential skyscraper in Downtown Brooklyn, as the structure nears the 984-foot-tall threshold that will make it the first supertall in the outer boroughs. Designed by SHoP Architects and developed by JDS, the 1,066-foot-tall project will yield 450 rental apartments and 150 condominiums above a retail podium bound by Flatbush Avenue Extension to the northeast, Fleet Street to the northwest, the landmark Dime Savings Bank of Brooklyn to the southwest, and DeKalb Avenue to the south.

The reinforced concrete superstructure has climbed considerably since our last update in June, when 9 DeKalb Avenue had recently eclipsed the 720-foot roof height of Brooklyn Point to become the tallest building in Brooklyn. Installation of the dark floor-to-ceiling glass and stainless steel and aluminum façade has also progressed steadily, covering more than half of the floors.
